Common questions
Which states cap how much rent can go up?
5 of the 51 jurisdictions we cover have a statewide cap in force: California, District of Columbia, New York, Oregon, Washington. 28 cities elsewhere publish their own figures. Everywhere else, your lease and the notice rules apply.
Can a city set its own rent cap?
In 31 states the law blocks local rent control, in 5 it limits it, and in the rest we found no state ban. Each state page gives the statute and the source.
How much written notice does a landlord owe?
It depends on the state: from 7 to 90 days in our data, and sometimes it depends on the size of the increase or on the lease. Each state page shows the rule, its statute and the date we checked it.
Is this legal advice?
No. It is general information taken from public sources, each linked and dated. Check the source and, if the stakes are high, ask a lawyer.
Where the data comes from
Every figure comes from a statute, an agency page or a city page linked on its state page, with the date it was checked (). Where we could not confirm an item on an official page it is marked “Unverified — check with your city/state”.
The notice days used by the calculator and the kit are our structured reading of each state's rule; the full rule text and statute are shown next to them.
